We keep architecture, structure and construction on one accountable team. So the home you approve on paper is the home that gets built. There are no cost-cutting surprises once work begins. Our team includes professional engineers and builders, and they work from the same drawings from day one.

• How the one-team approach works

  In many projects, the architect, the structural engineer and the contractor are three separate firms. Each one hands work to the next. When something goes wrong, it is hard to say whose job it was to fix it. With us, you deal with one team. The people who draw your plan talk to the people who design the structure. Both talk to the people on site. If a site problem changes the design, we sort it out inside the team and tell you what changed and why.

• What that means for you

  You have one point of contact, not five. You sign off one set of drawings, and those drawings go to site. Any change is written down before it is built. And if you need interiors or long-term care later, the same team already knows your home.

You should always know what is being built, what it costs and where the project stands. So we put it all in writing. You get a written scope, an itemised estimate and a clear BOQ, and we report to you at every stage.

• Paperwork you receive

  The scope says what is included and what is not. The itemised estimate breaks the cost into parts, so you can see where the money goes. The BOQ, or bill of quantities, lists the materials and work for each part of the build. Together they let you compare options and plan your payments.

• Stage-wise checks and reports

  We check the work at each stage before the next one starts. Masonry, plumbing and electrical work is inspected before any finishing covers it up. A final quality check comes before handover. After each stage, we tell you what was done and what comes next.

Every home we design is detailed for Kerala's climate and ground. Heavy monsoon rain, year-round humidity and changing soil all shape how a house should be built here. We plan for them from the start, not after the first leak.

• Waterproofing for the monsoon

  We use monsoon-grade waterproofing on roofs, terraces, bathrooms and other wet areas. Roofs and slabs are planned so water runs off rather than sitting on the surface.

• Foundations matched to the soil

  Kerala has firm laterite in some places and soft or waterlogged ground in others. We test the soil first, then design the foundation to suit it. We don't use one standard foundation for every plot.

• Air, heat and safety

  We plan rooms for cross-ventilation, so air can move through the house. We choose materials that last in heat and humidity. And the structure is designed for seismic Zone III, the earthquake zone that covers Kerala.

We are open Monday to Saturday, 9:30 am to 5:30 pm. Our team also designs, builds and manages homes in every district of Kerala. Wherever your plot is, we can visit the site, survey it and give you an estimate.

Many of our clients live outside India. We build for NRI owners regularly, and we know you can't be on site every week. So we send regular photo and video progress reports. Decisions are shared in writing, so there is a clear record. If you want an extra layer of checking, you can add independent supervision. For homes that are already built, our property management team can look after maintenance and inspections while you are away.
