Five clear stages keep quality, cost and time under control. We confirm the schedule with you before work starts.

• 1. Site Survey & Soil Testing

  We survey the plot and test the soil. Kerala has laterite, soft and waterlogged ground, and each needs a different foundation. The test results guide the design.

• 2. Design & Permit Approvals

  We finalise the drawings and structural design. Then we obtain the building permit from the local body, which is the panchayat or corporation.

• 3. Foundation & Structure

  We build the foundation, RCC frame and slabs to the approved structural design. The structure is designed for seismic Zone III.

• 4. Masonry, Plumbing & Electrical

  We build the walls and lay the concealed plumbing and wiring. Everything is inspected before it is covered by plaster.

• 5. Finishing & Handover

  Plastering, flooring, painting and fittings come last. We do a final quality check before you get the keys.

Construction cost depends on the specification and finishes. These are typical 2026 rates per sq ft of built-up area. A detailed estimate from your drawings is always more accurate than a per-sq-ft figure.
