Kochi is a coastal city with heavy monsoons and high humidity all year. The ground also changes from place to place. A plan that works well inland can fail here if it isn't adjusted. So we design every Kochi home around four things.

• Coastal humidity

  Damp, salty air is hard on buildings. It can cause damp patches, mould and rusting steel. We choose materials that last in heat and humidity. We also plan rooms for cross-ventilation, so air moves through the house and moisture doesn't build up.

• The monsoon

  Kochi gets long spells of heavy rain. We use monsoon-grade waterproofing on roofs, terraces, bathrooms and other wet areas. Roofs and slabs are planned so water runs off. We also plan the work schedule around the rains.

• Soft and waterlogged ground

  Some low-lying parts of Kochi have soft or waterlogged soil. A shallow, standard foundation may not be enough there. We test the soil first, then design a foundation that suits it.

• Laterite and firmer ground

  Other plots sit on laterite, which is firmer. Here the foundation can often be simpler. Either way, the soil test decides the design, not a guess. Every structure is also designed for seismic Zone III, which covers Kerala.

• Architectural Designing

  We draw a home plan that fits your plot, your family and Kochi's climate. The drawings are also used for permit approval from the local body, whether that is the corporation or a panchayat.

• Structural Designing

  Our engineers design the foundation, columns, beams and slabs. They base the design on your soil test and on seismic Zone III.

• 3D Designing

  See your home in 3D before you build. It is easier to change a room on screen than on site.

• Estimation

  We prepare an itemised estimate and a BOQ, or bill of quantities. This is the most reliable way to plan your budget and compare options.

• Construction

  We build your home in five checked stages, from foundation to handover. The build follows the approved drawings and structural design.

• Interior Designing

  We design living rooms, kitchens and full fit-outs around how you live. We choose finishes that suit Kochi's humidity.

• Renovation

  We refresh, remodel or restore older homes. That can mean fixing leaks and damp, or reworking a whole house.

• Supervision

  Our engineers check the work on site and report to you. This is useful if another contractor is building, or if you live abroad.

• Property Management

  We look after maintenance, inspections and tenant care while you are away. In Kochi's climate, regular checks catch leaks and damp early.

Cost depends on the size, design and specification of your home. As a 2026 guide, here is what building costs per sq ft of built-up area. A budget build is about ₹1,750 to ₹2,100. A standard build is about ₹2,200 to ₹2,700. A premium build is about ₹2,800 to ₹3,600. A luxury build starts at about ₹4,000. These are only a starting point. A detailed estimate from your drawings is more accurate than any per-sq-ft figure. Soil conditions can also change the foundation cost, which is one more reason to test first.

A 2,000 to 2,500 sq ft home usually takes about 10 to 14 months. The exact time depends on the design, the weather and the specification. The monsoon can slow some outdoor work, so we plan for it. We confirm the schedule with you before work starts.

• The five stages

  First, we survey the site and test the soil. Second, we finish the design and get permit approvals. Third, we build the foundation and the RCC frame and slabs. Fourth, we do the masonry, plumbing and electrical work, and inspect it before finishing. Fifth, we finish the home and hand it over after a final quality check.

If you live overseas, you can still build in Kochi. We build for NRI owners regularly. You get regular photo and video progress reports, so you can see the work without flying home.
