A bill of quantities (BOQ) is the backbone of a good estimate. It lists the work item by item, in the order your home gets built.

• Item and Description

  Each line names one piece of work, such as excavation, foundation concrete, plastering or floor tiling. The description says what material and specification it covers.

• Quantity and Unit

  Each item has a measured quantity and a unit. Concrete is usually in cubic metres, steel in kilograms and tiling in square feet or square metres.

• Rate and Amount

  Each quantity is multiplied by a rate to give an amount. Add up the amounts and you get the total cost. Because every line is visible, you can see exactly where your money goes.

As a planning guide, typical built-up rates are: Budget ₹1,750–₹2,100 per sq ft. Standard ₹2,200–₹2,700 per sq ft. Premium ₹2,800–₹3,600 per sq ft. Luxury ₹4,000+ per sq ft. These figures are only indicative. A proper estimate from your drawings gives a far more accurate figure for your home.

A home is not paid for all at once. Money goes out as each stage of work is done. We build in five main stages: site survey and soil testing, design and permit approvals, foundation and structure, masonry with plumbing and electrical, and finally finishing and handover. Your estimate shows roughly what each stage will cost. You can line up savings or loan payments to match. For a 2,000–2,500 sq ft home, the build usually takes about 10–14 months, so the spending is spread across that time.
